What is economic occupancy rate

Economic Occupancy refers to the rate of paying tenants for an apartment building or some other rented out space like an office building. The managers and owners of apartment buildings and complexes commonly measure their success with both physical and economic occupancy rates. While these two concepts are related, they are not exactly the same. Physical occupancy refers to the _percentage of apartments that are rented ou_t, and it should be monitored carefully to ensure maximum occupancy at all times. For instance, if 12 apartments are in a complex, but only nine apartments are occupied, the physical occupancy rate is 75 percent.

Occupancy rate is the ratio of rental units rented versus the total number in the building, city, state, etc. The vacancy rate and occupancy rate should add up to 100%. So if an apartment building has 300 units, and 30 units are unoccupied, it means the vacancy rate is 10%. Economic occupancy shows your current income per month compared to your potential income per month. Unlike unit and square foot occupancy rates, economic occupancy rate tends to fall behind due to discounts. Any time you offer discounts you may increase your facility occupancy but decrease your economic occupancy. The ratio of rented property to the total available for rent.It is the flip side of the vacancy rate. Occupancy rates may be calculated by number of units, number of square feet, or by dollar value of rentals, also called the economic occupancy rate. Typically, economic occupancy is 2% to 5% lower due to discounts and concessions. Many operators and managers focus heavily on maintaining physical occupancy, which is vital. However, spending time and energy on improving economic occupancy “bottom line” is what is most important. Occupancy rate is the ratio of rental units rented versus the total number in the building, city, state, etc. For example, let's assume that Company XYZ owns an apartment building that has 300 units. Of those units, 275 are rented out. Using this information and the formula above, we can calculate that Company XYZ's occupancy rate is:
